Co-working and Serviced Offices in Ballito and the KZN North Coast
by I Love Ballito Writer · · 4 min read
A growing share of the people moving to the KZN North Coast bring their jobs with them. If you work for yourself, or for a company somewhere else, you need a desk, reliable internet and a meeting room now and then. There are four places to find them between Ballito and Umhlali, and they suit quite different kinds of work.
Which one for what
- A desk for a few hours: ColabHub, at Plato Coffee in Umhlali or at Simbithi.
- A desk every weekday: Workshop17, on a Club17 membership at about R1,500 a month before VAT.
- A private office, month to month: The Workstation in Umhlali, or Regus at Ingenuity Park.
- A meeting room: Workshop17 and ColabHub both take bookings from non-members. ColabHub's boardrooms start at R200 an hour.
- A business address: Regus sells a virtual office.
Workshop17 Ballito
The co-working option. Workshop17 is on the seventh and eighth floors of Ballito Junction and opened in 2024. It offers hot desks, a dedicated seat of your own, private offices and meeting rooms, on memberships of one, six or twelve months.
- Best for: freelancers and remote workers who want people around them.
- Meetings: five meeting rooms for four to ten people and a seminar room for 40. You do not have to be a member to book one.
- Power and internet: the group says every Workshop17 has a generator and fast, uncapped internet.
- Parking: ask whether it is included in your membership.
There is no day pass. The cheapest way in is Club17, a weekday membership at about R1,500 a month before VAT, and offices can be hired by the day.

Regus Ballito
The international serviced office brand has a centre at Ingenuity Park. It lists private offices for one person up to teams of 15, co-working desks, meeting rooms, offices by the day and a virtual office address.
- Best for: a small team that wants a private office on a flexible term, or a business that needs a Ballito address.
- Access: customers with a private office or a dedicated desk have 24-hour access.
- Booking: through Regus online.

The Workstation, Umhlali
The Workstation is private serviced offices only. It says plainly that it does not do communal co-working, so there are no hot desks. What it does offer is a serviced office of your own, unfurnished, from a one-person room upwards, on a month-to-month lease.
- Best for: people who need a door that closes.
- Included: fibre on more than one route, backup power, reception, IT support, free secure parking and free use of the boardroom.
- On site: The Eatery restaurant, and a coffee roastery run by Science of Coffee.
ColabHub
The pay-as-you-go option. ColabHub runs bookable boardrooms and drop-in desks at two Plato Coffee shops: Sugar Village in Umhlali and The Verve at Simbithi.
- Best for: a meeting, or a few hours at a desk, without a membership.
- Rooms: boardrooms for four to twelve people.
Working from a cafe
Plenty of people do. Two places say outright that laptops are welcome: ColabHub's desks at Plato Coffee, and The Eatery at The Workstation in Umhlali, which invites people to come for coffee, catch up on email or meet a client. Anywhere else, buy something and ask.
Why people work from here
- The airport is close. King Shaka International is about 20 to 30 minutes from Ballito and Salt Rock.
- Fibre is available in much of Ballito. Coverage depends on your address, and some estates have a single network, so run the address through a provider's coverage checker before you sign a lease.
- The numbers are real. A 2025 report by Rainmaker Marketing, a property marketing firm, put the growth in the area's adult population at about 290 a month since 2011. Workshop17's chief executive put the area's growth down largely to remote workers.
Good to know
- Backup power matters here. Electricity comes from the municipality, and maintenance shutdowns happen. Ask any operator what runs when the power is off.
- Serviced office stock in Ballito is thin. If you need more than a couple of desks, start looking early.
- We left out one operator that we could not confirm was still trading.
